Description
The most pressing challenges of the next decade — housing affordability, computing capacity, and climate resilience — require us to radically rebuild the world around us.
But we're not building fast enough. The US produces 40% fewer homes than it did in 1973, and we're short 5 million. Retail construction has declined 50% in the last year while rents have climbed 41% since 2013. A third of our bridges and 70% of our dams are older than their expected lifespans. The infrastructure people depend on — for commerce, logistics, healthcare, and housing — is stuck in preconstruction.
In fact, 80% of the time it takes to build in the US is spent before construction even starts. The good news is that we're not running up against any physical limits. Preconstruction is slow because of process, not physics — and process can be compressed, automated, and rethought from the ground up.
Within preconstruction, permitting is the single biggest bottleneck to construction. Every day a permit is delayed is a day a store doesn't open, a warehouse doesn't ship, a clinic sees no patients, or a family can't move in. Recent studies estimate that slow permitting alone adds up to 15% to the final cost of construction.
We believe that permits should take minutes, not months. But this means overcoming vast amounts of complexity — 20,000 unique jurisdictions, thousands of pages of building code, and no two projects alike.
That's why we built Pulley. By combining deep permitting expertise with AI that learns from every project and every jurisdiction, we've created one system that turns fragmented regulation into clear paths to approval.
